    AS-BUILT drawings

    According to Business Dictionary, as-builts are a “revised set of drawings submitted by a contractor upon completion of a project or a particular job". As built drawings belong to exact existing erected situation. They are reflecting all the changes that have been occurred during the erection in comparison with the early draft and drawings that had been sent for construction. According to the used material report and usual changes regarding to the issued drawing for construction at site, the entire executive operation performed can be recreated as an updated plan. Created drawings have strategic value in the life time of operational area. Repairs, development, modification or reconstruction of industrial and residential facilities could be managed based on them.

    Indeed, the as built drawings is the final map of the work. To better understand the subject, imagine that the management of an industrial complex naturally needs periodic repairs. Applying changes or increasing the capacity of the production unit is a completely natural approach for the operators of industrial units. In such cases, some essential issue should be taken into consideration before they start their mission. Operators should have accurate information about the current status of the facilities in operational area. Installation drawings have to be available. Communication lines’ inputs and outputs and all the condition of the area are required. These information are required to be available for task force management and detail designers, too. Naturally, a new development drawings would be created alongside the previous drawings, which is called the as-built drawings. Detail designers' conception about As-built condition and their understanding from obstacles and available spaces in all the length, width and height of the exploitation areas, are the undeniable bed of development plans.

    It has been proved that generated drawings from engineering sectors mainly are not (IFC drawings) implemented as they had been sent to the site, when construction job has been finished. We would observe many physical components have been imposed a change. Sometimes because of their own condition have been changed and some other times they have been shifted because of beside condition. There is two important cause:

    • Changes due to collisions of different operating factors with each other or interference with existing natural obstacles.
    • Occurrence of human errors during project implementation operations.

    As-Built Drawing Application

    • An as-built drawing determines the location of installed equipment, etc. in the new refinery plans, petrochemical complexes, oil, steel, copper exploitation units, commercial and residential or official complexes with peripheral considerations.
    • It has a strategic role in showing us how to carry out any repairs, changes, reconstruction, or development of the complex, either in large or in part.
    • Plans related to the implementation of the final parts of the operational work in the structures, such as the passage of utility systems "water, electricity, air conditioning, etc." and the final status of the structure for the implementation of facades and roofs, related to the interior design of the building according to the exact position of the basic executed factors such as beams, columns, and walls.
    • The as-built document gives us the executed condition of columns and retaining walls, etc. to check the condition of the structure in terms of subsidence, torsion, perpendicularity and selecting appropriate methods to strengthen the structure and, if possible, eliminate errors.
    • We use as-built drawing to prepare the facade plan of architectural structures and buildings to implement new facades or renovate the existing facade of the building.
    • It also has advantages in reconstruction projects of electrical and mechanical installations of buildings.
    • Documenting cultural heritage and historical and national monuments and preparing plans for protection, restoration, organizing buildings, sites and historical and cultural parts of the cities is another main application of as-built mapping.

    As-built drawing preparation

    The traditional method of producing as-built maps for various facilities, both construction and industrial, is that people attend the project site and use equipment such as meters, surveying cameras, photo cameras and use tools such as scaffolding, they collected their needed information. This method does not give a reliable result due to time and cost, unavoidable human error, the density of the installed equipment and elements, and affects the quality and accuracy of the as-built map.

    Under international definitions, such as those of the American Society of Architects, Executive agents are required to complete at least one complete set of project drawings showing changed items during installation in red at the final stages of the project and deliver to the client. In the past, this work was often done manually. In recent years, with the emergence of new technologies, these activities have led to computer work and the production of maps with AutoCAD software, etc.

    The modern method of preparing the map, which is based on modern laser scanning technology, has completely turned the situation, and eliminated all the disadvantages of the traditional method. This method briefly starts from laser scanning of the site and after making a three-dimensional model, it is possible to extract the required maps of all engineering departments with the highest accuracy and in the shortest time.
